We manage the sale from initial offer through to a satisfactory completion, which may involve advice and recommendations on finance being secured to progress the sale smoothly.
Letting your asset
Alexander & Co. are not restricted on working at a local level and act for clients on a national basis. We have found in our experience that a large majority of Landlords assets are not managed to their full potential. Our core work for clients is sale and marketing driven. With this in mind an empty unit costs the Landlord income and also has outgoings, it is important that the property is marketed efficiently with Tenants secured fast. We often encounter properties that have been inaccurately valued and are often out of sync of how that market segment for ‘classification use’ is being serviced at a local level. Agents need to adapt quickly and understand how to give accurate advice for a successful let. Alexander & Co. will give advice on how to best service the market which can involve options such as change of use, re-modification of the building itself, sub-letting part of or identifying new Tenants types to bring into the area.

Alexander & Co. use various methods of promotion and as we are sales and marketing driven agent feel we have an edge over the more traditional RICS agents and how they go about there business. We use various portals for promotion as well as advertising in the local press. We also evaluate the market in the property’s immediate vicinity to see if there are gaps in business types. It is important to identify what is missing and look to national companies and demonstrate that they should expand to this area with us offering premises to make their decisions process easier. We review marketability regularly relating to floor area, age, location, specification, amenities and use. We will advise as to what is permitted by your lease, the terms that can be achieved, and whether there is any value in the lease that may result in the payment of a premium by a potential occupier if a lease is to be assigned, or subletting either the whole or part of the property is preferred, whether any work is necessary to improve the appearance of the property to make it more attractive to potential purchasers or Tenants.
Leases & legal advice
Alexander & Co. use various experienced solicitors who have specialist knowledge in various sectors of commercial properties to best protect the Landlord going forward. Whether it’s for a new lease, assigning an existing lease, or service of various legal documents we can arrange for supervision of the signing and completion of all documentation to comply with current legislation. Once a suitable assignee or sub-tenant is identified, and terms agreed subject to contract, we will obtain the references required to enable the parties involved to confirm that the new Tenant is capable of meeting their obligations under the lease. We liaise with your solicitors during sales and lettings to maintain progress towards exchange and completion of the legal documentation.
We will make recommendations on the best method of marketing your interest, including a marketing strategy, advertising budget and a timescale for the marketing period.
Valuation & rent reviews
We have access to a panel of RICS surveyors on a nationwide basis with regularly negotiated rates to carry out valuations for portfolio and investment reviews. The use of various RICS surveyors on a nationwide basis allows us to utilise their sector speciality, which gives the Landlord more accurate valuations and advice on how to maximise their assets income stream. A RICS surveyor may well be able to arrive at a valuation figure. However, as with any market segment there are nuances that drive that market and it is not as simple as comparable evidence. As the Landlords representative and managing agent we can give advice on a sound basis and act on your instructions. If we are securing new Tenants or negotiating new terms for an existing Tenant it is important to understand the needs of the Tenant and the value of the Landlords property to the Tenant.
Managing commercial rent arrears
Alexander & Co. has a wealth of experience on taking over commercial rent arrears on a nationwide basis on behalf of clients and Landlords. In our experience once a Tenant has had rent arrears there is often a repeat of the situation knowing that the Landlord either has not got the facilities or costs are disproportionate if having to instruct solicitors for recovery. With our own facilities we can take over the arrears and as your agent recover the money promptly with no additional cost to the Landlords. Once under our management the Tenant will deal exclusively with us and we are able to monitor and maintain regular rental payments. This will enhance the Landlord’s own income stream and if part of a portfolio give greater value for future sale or investment.
